For those who believe
that Spain has priced itself out of the investment
property market - think again!!! There are still many
little gems in this beautiful region of Spain that
are within the lower end of the market prices - we just
have to look harder to find them for you!
Valencia region has been
a property investors dream for some time now and in
more recent years has joined the top end of the market,
with luxury villa's and apartments in 'used to be'
cheap areas. Many people now believe that this region
along with the rest of Spain, is becoming over priced
and so is not the top of the list of places to invest
abroad. However, we, at Spanish Full Monty S.L. are
still seeking out property for clients with lower budgets.
And there are still many hidden away in this region.
We spend a lot of time, with local
Spanish people and because we deal directly, we
are able to get these properties at realistic prices.
There are also many small villages and Pueblo's in
previously unheard of areas that are now joining the
property investors list. We are finding more and more
people are dumping the crowded coastline and coming
inland to enjoy the peaceful and tranquil 'real'
Spanish way of life. And hidden in the countryside
around the beautiful area we promote are our stash
of 'little gems'.
For instance, take the town of Xativa, Valencia. A
large and historic town full of shops that range from
your cheap 1€ bargains to your exclusive 1000€+
designer labels, café bars for your tapas and
bocadillo, to your five star gourmet restaurant. An unknown
place, only 30 minutes inland from the golden coastline
of Tavernes, until very recently. In the last couple
of years this place has become more and more popular
with property investors, but is still unspoilt and really
Spanish. The town is overlooked by the large Castle at
the top of the mountain and has views that take your
breath away. A romantic place that seems to capture the
hearts of those who visit it.
When it comes to buying in and around
this area, one of the things that people want to know
is what to expect for your money. So, as a guide, we
hope the following will help.
Property
under €100.000 euro: Here is a multitude
of mixed chalets, villa's, finca's and village houses.
Generally speaking you can expect to have to reform
considerably, new kitchen, bathroom, not necessarily
because they don't function, but because they will
be old and probably not in particularly good condition.
The lower you go under 100.000 euro the more likely
you will need to do some construction work, like
knocking down walls to make bigger, or building up
walls that are basically falling down and anything
below 50.000 euro is likely to be in need of total
reform possibly including new roof. In many cases
electricity and water may not be connected and so
these are all factors that need to be considered
when looking for a 'cheap' property.
Property between €100.000
-
€150.000 euro: Although there are a considerable
number of properties in this price range that are habitable
in most cases you can expect to put in a new kitchen and
bathroom. That said, there are many that you could just
decorate and move into if you like the traditional 'Spanish'
style. The amount of work differs greatly between say,
a Finca with land and a Village house. In some area's you
can buy a brand new village house with 4 bedrooms, 2 bathrooms,
lounge, kitchen/diner and sun terraces or garden and they
are in need of nothing. With a Finca the story is somewhat
different and depending on the size and land plot you could
be doing major reform or in some cases just painting and
moving in. There are very few villa's and finca's in this
price range that need no work at all.
Property
from €150.000 - €200.000 euro: Now
here is where it all changes. From €150.000
upward there are still many properties that need
nothing done to them. They are getting harder to
find and this does seem to be a very popular budget
price and so when good property comes on the books
at this price, sometimes it is sold before it even
gets advertised. So if this is the range you are
looking at you need to be quick. We offer a notification
service so that if we have something come in and
you are registered with us, we can give you details
as we receive them. This is why a lot of property
doesn't ever make it to the internet and advertising
media. It gets sold very quickly.
Property
over €200.000 euro: Going upward from €200.000
euro there is a vast range into the million plus
area and here there is a multitude of properties
of varying types from village houses to grand villas.
From here you can find large plots of land with property
for reform but you can also buy a villa with a pool
in need of no work at all.
It would seem from our point of
view as the agent, that there are a lot of people in
the under '€100.000' budget range who are finding
it hard to get property in Spain. All we can say is don't
give up. We are continually finding the 'little gems'
still hiding away in our area so there is still hope
for you. Our job is to find them. Our advice is, let

One of the nice things about Inland
Valencia is that the opportunity to get a foot
on 'Spanish' housing ladder even with a small
budget, is still here. The other thing is that the
'value for money' factor is also still in this area.
When you go into the higher market value of say €350.000
euro's, you may not even get an apartment on coast,
but in the beautiful inland region of Valencia you
could buy a large luxury villa with gardens, orchards
and a swimming pool!!
